A £1.4 million holiday business has been put up for sale.
Tattershall Farm Park and Moon Lakes Fishery is on the market despite anticipating an 80 per cent turnover increase in the current financial year.
Tattershall Farm Park and Mook Lakes Fishery is on sale for £1.4m
The property includes six coarse fishing lakes, a farm park with cafeteria, a gift shop, play barns and animal viewing pens.
A four-to-five bedroom farmhouse, which is set among trees and has waterside views, is also included.
The business is located close to the historic village of Tattershall, which lies 23 miles south of Lincoln.
Agents Fenn Wright say a significant growth in the farm park turnover is responsible for the expected rise in takings.
Partner Martin Freeman said the predicted turnover was "remarkable."
"The farm park caters for a wide age range and is open every day except Christmas and Boxing Day, allowing for both indoor and outdoor play, so it is not reliant on good weather," he said.
"The trend for taking holidays closer to home would seem to be benefiting the business considerably, with projected figures up to April anticipating a remarkable upturn."
The fishery is said to well established in the area with a good reputation for both pleasure and competitive angling.
Its six lakes range in size from around 0.8 of an acre to around 1.9 acres.
All watercourses are claimed to be well stocked with coarse fish.
There are also fishing and grazing rights on seven acres of land adjoining the River Witham.
A match record of 142lbs of carp has been recorded from one of the small lakes, known as The Meadow.
Large car parks are situated close to the lakes and the cafeteria.
